Review of the changes to the Residential Tenancies Act

The proposed amendments to the Residential Tenancies Act are here and we will take an in-depth look at the key proposed changes along with the potential impact that this will have of the rental sector long term. The changes are highly controversial, in particular, the removal of the 90 days no-cause termination. However, there are other significant changes as well that will have a major impact on how we run our tenancies. This is not an opinion piece, more an analysis as to what the changes are and how you need to adapt and inform you, landlord clients. We will look at the following.

  • What circumstances you can give notice to your tenants
  • The impact on fixed-term tenancies and student accommodation
  • New powers of Tenancy Tribunal and Tenancy Compliance and Investigation Team
  • Why there is now a greater risk for Property Management companies
  • Why it is so important to have records of Healthy Homes compliance
  • How some landlords may try to work around the changes
  • Long term, what it means for our industry
